Why a Schedule Beats Reacting to Problems

Decks and fences are among the most weather-exposed structures on your property, and they fail gradually rather than all at once. A loose board, a rusting fastener, or a thin spot in the finish seems minor until water works its way in and rot or warping sets in. By building a recurring maintenance schedule, you catch small issues while they are cheap to fix and you protect a substantial investment, since replacing a deck or fence line costs many times more than maintaining it. The goal is to spread light, predictable tasks across the year instead of facing one overwhelming repair.

Spring: Inspect and Clean

Early spring is the time for a full inspection after winter. Walk the entire deck and fence line looking for popped nails or screws, soft or splintered boards, wobbly railings, and posts that move when pushed. Drive in or replace loose fasteners and flag any boards that need swapping. Then clean the surfaces with a deck cleaner or a mild detergent solution and a stiff brush to remove mildew, pollen, and ground-in dirt. Avoid using a pressure washer on too high a setting, which can gouge softwood.

Summer: Seal, Stain, and Protect

Once surfaces are clean and fully dry, summer is ideal for applying or refreshing a water-repellent sealer or stain. Test whether your deck needs resealing by sprinkling water on it; if the water soaks in rather than beading, the finish has worn through. Most decks need resealing every two to three years and fences every three to five, but high-sun or high-traffic areas may need attention sooner. Work in mild, dry weather and follow the product's cure time before allowing foot traffic or furniture back on.

Fall and Winter: Clear and Monitor

In fall, keep the deck and fence base clear of leaves and debris, which trap moisture against the wood and accelerate decay. Trim back vegetation touching the fence to improve airflow. Before winter, check that drainage gaps between deck boards are not clogged. During winter, avoid using metal shovels or rock salt on wood decks, since both cause damage; use a plastic shovel and sand or a wood-safe de-icer instead. Logging each task with dates in a simple notebook or phone reminder turns this into an effortless annual rhythm.
